I have been representing buyers and sellers in the Pioneer Valley since 2003. Prior to that I was an independent disaster relief home inspector under contract to FEMA for about a year, after several years as an archaeologist. I take great pride in the fact that I always put my clients' interests first, with integrity and unparalleled customer service.

I started Michael Seward Real Estate in 2017 after over 14 years serving the Pioneer Valley working for other real estate agencies, including as the broker of record for a legacy Amherst agency.   Michael Seward Real Estate offers a better value for less, because today's technology has made it less expensive to market and sell a home. I believe that the right thing to do is to pass those savings onto the consumer.   While licensed salespersons must work for a broker with whom they share an agency's commission, home sellers save money by working Michael Seward Real Estate, while getting better marketing and service.   I also offer a dual-rate commission structure of 4%, or 3% if I manage the transaction as a dual agent for additional savings.

My seller clients also benefit from my internet marketing expertise. The internet is where most home buyers find the house they purchase. One of the benefits of listing a home with me is my narrated video tours. My video tours include aerial footage, as I am a FAA Certified Remote Pilot. It is illegal to operate a drone for commerical purposes without an FAA certification.  By producing all videos and conducting all drone operations myself, my home sellers get the same first-class marketing, regardless of the list price of their home.

Once I find a buyer for my seller clients home, I will also make sure buyers are qualified financially, and will work hard with all parties to ensure a smooth transaction.

Michael Seward Real Estate also offers buyer representation. Being a good seller's agent also makes me a good buyer's agent. I make sure that my buyer clients are aware of all homes meeting their criteria available for sale.  I also guide my buyer clients through the process, which involves many different considerations and steps like home inspections, repair requests, purchase and sale agreements, and final mortgage approvals.   And I will work with my clients, their lender, and their attorney to ensure a smooth transaction.

I am an experienced and knowledgeable real estate broker with 16 years of experience in the Pioneer Valley. I have earned numerous professional designations, including the prestigious Certified Residential Specialist, which less than 3% of all REALTORS® nationwide have earned. I am also Green Certified by the National Association of Realtors, a Certified New Homes Specialist, a Certified Buyers Representative, and a Loss Mitigation Specialist.

While most real estate agents are licensed salespersons, I am a licensed broker. This is in addition to a Bachelor of Arts Degree in psychology and a Master of Arts Degree in anthropology. My clients get a higher level of skill, integrity, and professionalism for less.  I have dealt with all sorts of transactions and know how to avoid the many pitfalls that can plague any real estate transaction.  I take proactive steps to avoid them. That means getting your home sold with better terms and a smoother transaction for you.

"Michael Seward was the perfect match for us to market our unique property. We knew we needed to reach out to a special buyer and understood it would take time. Michael was open to our pricing request and comfortable with our relaxed time frame for selling. Little did we anticipate accepting an offer within a few weeks of listing! Michael was able to capture the unique beauty of our timber frame home and hillside property through his internet video marketing which highlighted his skill in narrated drone and video camera footage. Furthermore, Michael’s professionalism, integrity and responsiveness were greatly appreciated throughout the process. We are pleased to highly recommend Michael Seward for a successful real estate experience! "

"Mike helped us buy our first home, and we couldn't have asked for a better guide through the process. He was patient, attentive, easy to talk to, and helped us figure out what we were looking for in a home. He quickly got a sense of our needs, and made sure we knew of any properties that might work for us. Mike's responsiveness was incredible: he was always available to answer our questions or schedule a showing, even at the last minute. We really enjoyed Mike's approach, outlook, and sense of humor, and he did a remarkable job of pointing out things we might have missed while viewing a property. He advised us through every step of the process, and negotiated masterfully on our behalf when we ran into some challenges at closing time, always keeping us in the loop. Working with Mike felt like working with a friend. We can't recommend Mike highly enough, and we hope to be able to work with him again in the future."

"Writing a letter of reference for Michael Seward gives us great pleasure. We engaged his services as a listing agent in June, 2014, with a closing date of November, 2014 for property in the lakes region of Belchertown, MA. Michael's twelve years of service, his social media presence, and personal contact were contributing factors to making our decision to use his service an easy one. Additionally, the narrated HD video of our home and the surrounding locale enhanced the interest of perspective clients. He was always available to listen and act on our concerns and questions, as well as keeping us "in the loop" of current trends and showing activities. His follow-up was impeccable. It is without reservation that we recommend Michael Seward as an agent to future clients who are considering buying or selling their home. "

"I found Michael Seward to be just the right match for me as a real estate agent. As a first time home buyer I needed to feel secure that I was dealing with an honest and skillful agent. As Michael showed me houses over the course of several months, I felt very confident in him. I never felt as if I was being "sold" something--or pushed to move on a house. I liked very much how he really took the time to understand just what I was looking for. He also displayed plenty of patience and understanding towards someone who had lots of questions. Michael was great at getting back to me by phone or email regarding any questions or concerns I had throughout the entire process. My home is very sweet and I am happy with my choice. I am also pleased to say that my home buying experience was a positive one in part due to Michael Seward's experience and integrity."

"We listed our home with Michael Seward after working with another area real estate agent from one of the largest real estate agencies in the area. Michael Seward took the initiative to contact us right after our original listing expired. We liked his positive attitude and assertive approach to his sales presentation. He offered us a marketing plan, which included narrated HD video tours, a technique that differentiated his plan from other Realtors’ and gave our home the extra edge in a very competitive market. We found Michael to be very hardworking and extremely trustworthy. Mike produced an excellent video for our home and impressed us with his internet marketing skills, which led to a marked increase in house showings. While the video certainly helped set our home apart from the competition, we noticed that Mike had great communication skills with potential buyers and other Realtors. He was able to secure a fair offer for our home, and once we had a deal put together, he stayed in constant contact with us throughout the transaction to make sure everything that needed to be done was completed. He also made sure than any potential problems were addressed immediately so that they never became issues. Michael Seward is an excellent real estate agent, and we are glad we listed our home with him. He isa hard worker and a consummate professional with the highest standards. "

"When Ray and I decided to sell our home, we wanted to find a motivated agent to handle our property. Homes in our neighborhood typically stay on the market for one to 3 years. We saw the same few agents come and go during that period. Our lucky day came when I saw one of Mike’s videos on Facebook. It was so innovative, not only the video of the inside and outside of the home, but also the highlights of the area and his narration. We had planned to interview two or three agents, but that proved unnecessary when we met Mike. He is professional, friendly, respectful, and creative. Our home sold the first weekend it was listed. He kept us informed constantly, from the time we signed the contract right through the closing. We could call him any time with questions or concerns, and he was there for us with the answers. If you are looking to sell your home, Mike Seward is your agent! "

"I wanted to take a moment to offer you my sincere gratitude for your patience and honesty with me during purchase process of my dwelling purchase at 233 Strong Street, Amherst, Massachusetts. It is refreshing to find reliability and morality in an industry noted for its mendacious attitudes. Your meticulous attention to every detail put my mind at east from the beginning to end. You made it easy for us to purchase a home out of state without being there. not only did you take the time to show houses to my son, Thomas, but you took the time to return my calls and review everything in full detail. It was a pleasure doing business with you, and I look forward to further business in the future. "

"Michael Seward sold our house. This may sound like a basic task for a real estate agent, but in our case the undertaking was herculean, and the fact that we achieved our goal—which at one time seemed impossibly out of reach—was a testament to Michael’s professionalism, tireless determination, and wide range of skills. Our house was not going to appeal to the usual buyer: a fixer-upper on a beautiful piece of land, it had a long disclosure list and was visibly in need of repair. Michael approached this daunting task with optimism and practicality. His narrated video and photographs of the house showed it at its best. Over the roughly twelve months that the house was on the market, Michael scheduled close to one hundred viewings, patiently and professionally attended each one, and left the home as he found it—tidy and with the doors locked. (A courtesy, I might add, that we did not observe in every real estate agent we encountered.) Michael worked closely with us, respecting our requests about vetting potential buyers and scheduling showings to minimize the disruption to our family. He shepherded us through every step of the process, from paperwork to smoke alarm installation and even a last-minute wood-stove permit. He was patient and supportive, even when we were demanding and dispirited. He never gave up on us! And it is thanks to Michael that we sold our house to a motivated buyer for $10,000 above the asking price. We could not recommend him to you more highly for your real estate needs. "

"I reached out to Michael after encountering difficulty selling my house for over a year. When I first met Michael and explained the situation to him, he was immediately optimistic and communicated he was up for the challenge. He offered many helpful and creative ideas, but was always open to my input as well. He worked together with me to market the house and price it appropriately. Although the process was complicated by multiple factors outside of our control, Michael managed these bumps along the way with grace and ease. He was helpful and encouraging throughout the whole process, and even talked me through my frustration. My house sold in less time than I anticipated, and I remain grateful to Michael for making it happen! "

"Our Belchertown home had been on the market for months with one of the largest and most recognizable real estate agencies in the area, and we were not happy with the results. About a month after our listing had expired, we read a news article about Mike’s company. We highly recommend Michael Seward Real Estate to our friends and family. He is honest and hardworking. We were very pleased with the narrated video he produced of our home, which showcased many of its features in a manner that was missing from the marketing provided by our previous agency. Mike isn’t just great at real estate marketing, he also knows how to close a deal and keep a transaction together. He did a wonderful job guiding us through the process once we accepted an offer. He also advised us what to do to ensure a smooth sale, advice that our previous agent did not provide. Michael Seward did a fantastic job selling our home at a great price. He kept us in the loop throughout the process. We never needed to chase him for updates, and he was always available to answer questions. He is a proactive and conscientious real estate agent, and we are glad that we decided to work with him. Michael Seward Real Estate proved to us that a small real estate brokerage can be a smarter choice than a large, recognizable name. And his commission rate saved us thousands of dollars. It is safe to say that we got better marketing and more insightful consultation with Michael Seward Real Estate that we did with a larger company. "

"It's a pleasure to write this letter to thank you for all your hard work in selling our Clark St. property. Thanks, in your case, certainly is not enough! We hope this letter briefly explains our belief that you are an exemplary Realtor. In November of 2011 we suffered an unexpected medical set back and found ourselves trying to deal with the financial loss of my having to retire. From the time of our first conversation, you were honest and direct. You explained how the process would unfold so we wouldn't be surprised, and you recommended things that we could do to help with the sale. When it came to setting an asking price and later when we adjusted that price, you always listened to our thoughts. In those discussions it quickly became obvious that you knew your market and the players in local real estate. Unlike many of your contemporaries you communicated frequently and effectively with the community and us, your clients. To your credit we were never blindsided or in the dark at any time. You were proactive and kept us looking ahead of the present. Your numerous showings of Clark Street were comprehensive and beneficial in what now seems in making a difficult sale happen. Other agents failed where you prevailed. nor did they have the drive and focus you possessed. During difficult times when we needed your best, and that was what you gave us. By this time we had grown accustomed to your high energy level and great work ethic and you amazed us with your flexibility, creativity, and persistence in making the sale. It is no exaggeration that closing an estate and selling a home is a stressful and an emotional endeavor. But you provided that support and confidence we needed to know things would work out. Through it all you were a Realtor who became a friend and confidant. For all the aforementioned reasons is why we can and do highly recommend you to our friends and acquaintances. It is without hesitation we would seek you out with any future real estate needs. "

"At the risk of embarrassing you with praise, I write to elaborate on my appreciation of your successful efforts to sell my late parents’ house in Leverett. As you know, I had previously engaged the services of two different agents at prominent firms in Amherst since initially listing the house for sale in 2011. Over this entire time, interested buyers were quite few and far between. In fact, the only offer was a low-ball offer made near the end of peak selling season last year. From the moment I engaged you as the exclusive listing agent earlier this year, the energy generated by your efforts to locate a suitable buyer was palpable. Your thoughtfully composed description of the house and property, the photos you took and, of course, the video you produced were all coordinated to achieve a sale at a good price in a competitive market. You never appeared to be discouraged and, at all times, remained optimistically focused of the objective of finding a buyer and, once in hand, getting the deal closed. You performed admirably in all facets of the process, and dealt effectively with other agents, contractors and town officials. At the same time, you did a good job at managing my expectations as a seller. The importance of negotiation judgement and skill, and the difficulty of balancing often conflicting interests to bring about a meeting of the minds in even a simple home sale, are easy to underestimate. You handled all of this with aplomb in attracting a buyer, negotiating a sale on favorable terms, and getting the deal closed. I also much appreciate your assuming the additional burdens of helping deal with the problems of me being an absentee owner, hundreds of miles away in NY. This became critically important in satisfying the Title V issues in time to close on a timely basis. Your assistance with the excavator and board of health officials in the days and hours before the scheduled closing were indispensable to getting the deal done. Your help with the smoke alarm compliance—actually purchasing the devices, hiring the electrician, and picking up the certificate at the fire department—was also above an beyond the call of duty. On a personal level, your responses to my calls and emails were always prompt and even-tempered. All in all, it was a pleasure working with you. I wish you continued success. "

"Our home had been on the market with another agent who wasn’t delivering the results we needed to get our Belchertown home sold. Our listing then expired in the middle of winter and our outlook was grim. I had suffered an injury that put a financial strain on our family. We needed to sell our house in a timely manner for a price that would allow us to buy a smaller home. Then we met Michael Seward. He saved us. Our previous agent advised us that the passive solar design of our 1970’s house was a deterrent to most buyers, but Mike didn’t see it that way. Rather than playing down the unique features of our home, he advised us that they were desirable to those with an eye toward sustainability and energy conservation. We also didn’t feel that our previous agent listened to our concerns, but Mike certainly did. We never had to chase Mike down. He maintained constant communication with us, which we appreciated greatly. Mike produced a narrated video tour of our home that sold the features that were were previously told were deterrents, and the results were immediate. We had more showings in the winter than our previous agent provided in the summer. We didn’t even reduce the price. It was amazing. We sold our home at a great price thanks to Mike’s efforts. Not only did he sell our home, but he helped us get into a smaller home as our buyer’s agent. His counsel was invaluable to us both as home sellers and as home buyers. He made the process as smooth as possible. His ingenuous marketing strategy of our home was a marvel, as were the results in the middle of winter. Michael Seward is a great real estate agent. Anyone who chooses to work with him will not be disappointed. "

"I engaged Michael Seward Real Estate in the summer of 2017 to help my partnership sell a commercial property. My partners and myself were concerned that the property being constructed for a particular use would become a “white elephant” and therefore be on the market for years. Once engaged, Michael came up with an aggressive marketing strategy that created results within a short period of time. We found Michael to be very knowledgeable, professional and communicated with us on a daily basis. I would not hesitate to give Michael a call for any future real estate needs personal or commercial. "

"Michael is very personable, knowledgable, respectful, upbeat, prompt, observant and makes a point to understand concerns and thoughts of his client. From the start, I realized that he noticed important highlights of my property that other agents ignored. I was wonderfully impressed by the photos he took and his narrated video tour. Michael compiled so much information easily and rhythmically, like in a song. His voice is soothing and inviting. I did not have the typical house alone on a piece of land. Mike offered so much more than other realitors could understand or were open to understand. Working with Michael was a great relationship from beginning to end. I am grateful that I chose him to represent me."

Camella W.

"Michael was helpful from day one til the day we got our keys! He was able to help us navigate our first time buying a home, and we could not have been more satisfied. From the beginning, it was clear to us that Michael was quick to respond and was working extremely hard to get us our answers and help us with every step. He was thoughtful, professional and, most of all, direct and clear. He truly cared about our needs as clients and advocated for us whenever needed. He was able to help us get through some of the issues we had with our lender and lawyer. He was the main reason our home buying experience was not horrible considering the many issues we faced. He takes on a challenge and has extensive knowledge when it comes to the process of buying a home. I would recommend Michael to anyone who is buying/selling a home. An amazing realtor and a great guy!"

"This brief is supported by our background as homeowners seeking to sell a property in Leverett, MA that left us with a wealth of experience in real estate frustration that lasted most recently for over three-years. Happily, these disappointments changed dramatically from the very moment Mike approached us and offered his services. From his impressive CV and with us being out-of-state he literally worked real estate miracles. Articulate, and with attention to detail, his video recording of the house was far superior and more informative than the standard photo-coverage generally practiced. He kept us informed on regular visits by prospective buyers and then with a surprising early offer, the first in many years. From that initial step he moved into high gear and took care of and followed through with the regulatory details of Title V, well water tests, smoke and toxic gas emissions and property boundaries—all of which required attention and for which he made himself available to open the house and be present during the many required inspections. Mike interacted closely with our lawyer, the buyer’s agent, but also with local construction companies related to well and septic system, and authorities in the Town of Leverett. our former home was finally sold, and it is due entirely to Mike’s professionalism, his interactive skills at all levels and his friendly but firm disposition. Our recommendation for Realtor Michael Seward is strong and unequivocal."

"Working with Mike to purchase our first home was a fantastic decision and we highly recommend him to any prospective home buyers. As remote buyers, my wife and I could only travel to the area for one weekend to view homes. Mike was able to setup 10+ viewings in a single weekend and even added homes to the itinerary which appeared on the market the day prior. He also setup a remote viewing of a home which came to market following our visit. His overall knowledge of homes including identifying potential issues, his vast experience in the local market and his expansive network of real estate contacts within the region was a huge asset when it came to selecting the right house for us and making the best offer. Throughout the process, Mike was in constant communication with us to address any of our questions, always listened to our concerns and he was extremely helpful in keeping our lender on target for closing."

John H.

"I cannot thank Michael enough for his time or thoughtfulness as my buyers agent this spring 2020. Michael has proven to be more than a seasoned agent, as he supersedes the definition of an expert at real estate. I never felt rushed into liking a house, I never felt unsatisfied with his service, and I never felt like he didn’t have time for me. His level of expertise, devotion, and character sets him apart from other agents in the area & is the reason for the purchase of my first home. As cheesy as it sounds, Michael did not help me buy a house- he helped me buy a home. Michael, thank you so much for your time. I absolutely plan on referring all of my friends to you! "

Taylor R.

"We were extremely lucky to get the opportunity to work with Mike. He helped us find our first home in the midst of the pandemic. Throughout the rapidly changing housing market, Mike worked hard to find us houses that fit our needs, keep up with the changing health requirements and best practices around house viewing at the time, and, when we found the right house, he worked tirelessly to ensure we got it for the best price possible. It was a real joy to work with Mike!"
